An 1844 house with three bedrooms and two and a half bathrooms, on a 1.97-acre lot with formal gardens and a one-bedroom, one-bathroom guest cottage

Known as Springbank, this brick house on the National Register of Historic Places is surrounded by gardens designed in 1936 by Marian Cruger Coffin, the architect of landscapes for Fricks, Vanderbilts and Du Ponts (Winterthur Museum, in Delaware, was among her commissions). It is a couple of miles from the center of Old Lyme, a town of about 8,000, where the Connecticut River meets Long Island Sound. In good traffic, New York City is less than three hours southwest; Boston is the same distance northeast.

Indoors: The main entrance opens through a bright vestibule into a living room with wide antique floorboards, a fireplace and a wet bar. Down a hallway with closets is a small study that has pale green walls and open shelves. This level also includes a primary suite whose bedroom looks out through casement windows to a brick patio set in the building’s ell, and whose bathroom has a combined tub and shower encased in glass with a wall of marble subway tile. Two additional bedrooms and a bathroom are on the floor above, under the eaves. One of the bedrooms opens directly to a large, fenced deck overlooking the gardens.

The dining room and kitchen are on the walkout lower level. The dining room has antique wood floors, exposed ceiling beams and hand-painted wall panels (the decoration was commissioned by the sellers, who bought the house 18 years ago). The kitchen was recently modernized with marble-topped custom cabinets and white subway tile. A wall of windows brings light to a breakfast area at one end.

Outdoor space: Stone walls, brick paths and hedges define areas within the lavishly planted grounds. There is a rose garden in a boxwood maze, a regimented quartet of dappled willow trees, long borders of irises and peonies, a brick pergola wrapped in clematis and hung with a chair swing, statues and a birdhouse. The guest cottage includes a living room and an outdoor shower. Parking is in a three-car garage.

Washington | $1.25 Million

A two-bedroom, two-bathroom condo in a mid-19th-century brick townhouse with late-19th-century flourishes

This is a second-floor unit in a six-unit townhouse (which includes the apartment over the carriage house in back). Bought in 2017, it was renovated to the studs, but many of the replacement materials were salvaged from vintage sources and all the windows were restored, including many that had been painted shut or were not operating properly. The HVAC system was also upgraded.

The house is at the end of a row, at the corner of Q and 16th Streets between Dupont Circle and Logan Circle (and therefore has the advantage of receiving light from side windows as well as those in front and back). The Dupont Circle Metro station is less than 10 minutes west on foot. The White House is a mile south. A little park with a basketball court and recreation center is two blocks away.

Indoors: The living room had 10-foot ceilings before four-inch-wide red-oak boards were laid over the existing flooring to dampen noise; now the ceilings are a little lower. The room also has a fireplace with a granite surround, and a dining niche in a window bay with three arched panes.

The galley kitchen was doubled in size during the renovation; it has custom hardwood cabinets with a mix of stained and blue-painted finishes, Caesarstone quartz countertops and brass hardware. The kitchen backsplash brick was sourced from an 18th-century Baltimore rowhouse. The new appliances include a KitchenAid refrigerator-freezer and a Thermador wine chiller. Here, as in other rooms, the lighting is from Pottery Barn.

Like the living room, the primary bedroom includes a fireplace (marble) and a trio of arched windows in a bay. A Victorian-style glass light hangs from an ornate plaster ceiling medallion. A walk-in closet is outfitted with custom cabinets and overhead storage. The primary bathroom includes double sinks in a hardwood vanity and brick from a demolished mill in Massachusetts. The floor of the glass-walled shower is paved in river stones.

The second bedroom includes an en suite bathroom with a single sink and a combined tub and shower. There is also a laundry room off the hallway leading from the foyer.

Outdoor space: A small balcony with cedar plank flooring extends from the kitchen. A communal front yard with a seating area is currently being landscaped with a Zen garden. A dedicated parking space and storage are in the main level of the carriage house, with additional surface parking in front of it.

Indianapolis | $1.25 Million

A 1983 brick house with three bedrooms and four and a half bathrooms, on a 0.71-acre lot with lake views

One of 13 houses in a gated community about 11 miles north of downtown Indianapolis, this home was built by the developer as his own residence. In 2008, new owners did a top-to-bottom renovation that made liberal use of luxe materials. The sellers, who bought the house in 2014, improved the landscaping, added a backyard deck and replaced the HVAC system. The house is about a 15-minute drive from Newfields, the parklike complex that includes the Indianapolis Museum of Art. The Children’s Museum of Indianapolis is also in the vicinity.

Indoors: A bright white vestibule with shiny porcelain tile flooring leads into a frost-colored living room with abundant glass in the walls and slanted ceiling. One of the home’s four gas-burning fireplaces is at the end of the room. In the adjacent dining room, which also has a fireplace, the tiled floors are black, the walls are dark maroon and the tray ceiling is covered in silver leaf, with a Murano glass chandelier hanging from the center.

The kitchen, which has two islands, is filled with curvaceous tigerwood cabinetry with black granite countertops. Silvery accents are supplied by Wolf and Sub-Zero appliances, a sculptural hood and domed pendant lights. Glass doors open to a conservatory with rusticated stone walls and a concrete fountain.

A little media room off the kitchen includes a wide window with an upholstered bench. The main level also has a carpeted bedroom with armoires flanking a window seat and a study niche with a built-in desk and cabinets. The en suite bathroom is faced in stone tile and includes a walk-in shower.

Two bedrooms are on the upper level. The primary one includes a solid black fireplace that nearly disappears into the black-painted walls; the en suite bathroom has an enormous glass-walled shower with multiple spray heads and a skylight, as well as a soaking tub on a colorful tiled base, a concrete sink and a separate toilet room. A more modest guest bedroom includes hardwood floors, a picture window and an angled ceiling.

The walkout lower level is devoted to recreation, starting with a family room with a granite fireplace and a wet bar. A carpeted office with picture windows looking out to the lake was originally used as screening room; there is also a state-of-the-art gym with mirrored walls, as well as a lavish bathroom with a steam shower.

Outdoor space: An elegantly paved driveway curves through the front yard. The living room opens to the recently built glass-walled deck, which overlooks the communal lake. Below it, the lower-level family room walks out to a bluestone patio.
